NCT Group's approach to development has been shaped by its experience in rehabilitating abandoned and complex projects. Over time, this has positioned the Group as a trusted white knight, recognised for restoring developments and rebuilding confidence where decisive intervention is required.
This identity was formed through the Group's early involvement in project rehabilitation, beginning with the restoration of the La Cottage development in Sepang. It was subsequently reinforced through landmark recovery efforts such as Bandar Salak Tinggi, then Malaysia's largest abandoned development, and Billion Court in Genting Highlands. Through these projects, NCT Group became known for restoring long-term viability to complex developments.
Beyond physical completion, NCT Group approaches recovery with a broader responsibility in mind. Each rehabilitation effort is guided by the objective of ensuring long-term relevance, addressing environmental and operational considerations, and enabling developments to continue serving their surrounding communities in a sustainable and future-ready manner.

Foundation
Dato' Sri Yap Ngan Choy founded NCT as a leader in tile supply and installation, establishing a reputation for quality craftsmanship.
Market Leadership
NCT Tiling established itself as the largest tiling company in Malaysia, earning recognition for quality and timely delivery.
Expansion into Construction
NCT expanded into construction and real estate, completing over RM10 billion in contracts and building its White Knight reputation through successful project rehabilitations.
Landmark Government Rehabilitation
Appointed to restore Bandar Salak Tinggi, then Malaysia's largest abandoned project. Successfully completed within three years.
Billion Court Rehabilitation
Appointed to rehabilitate Billion Court in Pahang — Pahang's largest abandoned project at the time. Successfully transformed into a tourism-focused destination.
Strategic Takeover
Dato' Sri Yap and Dato' Yap completed the acquisition of Grand-Flo Berhad, repositioning the Group's focus towards property development.
Strategic Realignment
Divested EDCCS businesses to fully concentrate on property development as the Group's core focus, setting the stage for accelerated growth.
Rebrand to NCT Alliance Berhad
Three key corporate exercises completed including the acquisition of Grand Ion Majestic and Grand Ion Delemen. Rebranded from Grand-Flo Berhad, marking a new era of growth.
National & International Recognition
Received multiple accolades including five Malaysia Book of Records awards, ASEAN Property Awards, Malaysian Brand Award and iProperty Awards.
Hard Rock Collaboration
Partnered with Hard Rock International to introduce Asia Pacific's highest Hard Rock Cafe at Wyndham Grand Ion Majestic, Genting Highlands. Expanded landbank into Sabah.
Regional Expansion & ESG Leadership
Launched NCT InnoSphere in Kedah and Ion Borneo Garden in Sabah. NSIP Phase 1 awarded 5-Diamond Low Carbon Cities rating. Named CSR Malaysia Company of the Year 2025.
